Sold in 2006, this fully leased property was generating some of the highest rents in Queens.ith dock doors on two sides, this facility can provide throughput depending on tenant size.
    The Ranch at Coulter Creek
Carbondale, CO

    The Divide
Snowmass Village, CO

The Divide was the first project undertaken by SLC and created twenty-six ski-in, ski-out luxury estates on the western side of Snowmass Village. The infrastructure work began in the fall of 1989 and the work was completed one year later, along with conclusion of the sales. This project netted a 2.3 times multiple for investors.
    Horse Ranch
Snowmass Village, CO

The Horse Ranch was a 209-acre project that when fully realized would contain 96 single-family lots and 24 “deed restricted employee” lots. The infrastructure work began in the fall of 1991 and all work was concluded by mid-1993. All the lots were sold and closed by end of the third quarter of 1994. This project netted a 2.1 times multiple for investors.
    Two Creeks
Snowmass Village, CO

Two Creeks was a 51-parcel luxury single-family home development that began in the fall of 1994. By July 1995, all of the homes were under contract and construction began shortly thereafter. With the partnership of Aspen Skiing Company, SLC was able to improve these projects with the Two Creeks ski lift and associated public ski trails.
    Owl Creek Townhomes
Snowmass Village, CO

Along side of the Two Creeks development, SLC gained approvals to build 31 luxury townhomes. It began site and infrastructure construction in fall of 1995, with all the townhomes being completed and sold by the end of 1998.
    The Pines
Snowmass Village, CO

The Pine was the last development in the East Village development of SLC. This development began in late 1997 and included three ski lifts and runs to access and interconnect with the public ski trails. Fifty-one luxury parcels were developed and sold by the end of the project in 2000. The realized return for the Two Creeks, Owl Creek Townhomes and the Pines was a 2.5 times multiple for investors.
    Dulles Corner
Dulles, VA

Originally acquired by principals of PIC in 1996, at a time when office property prices were depressed and the Washington D.C. office market was heavily overbuilt, this property consisted of two Class A mid-rise office towers totaling 445,000 square feet in the Dulles Corner office market outside Washington, D.C. A comprehensive strategy was implemented which consisted of a recapitalization of the property, implementing a building upgrade program, and re-leasing the property. One tower of 245,600 square feet was leased to a Fortune 500 company. The property was sold a year later, before completion of the redevelopment or leasing of the second tower.
